flats & e-advertisements in Bangalore

I never had patience or passion to search a best flat (in terms of price, locality, quality) in Bangalore. Finally, I decided to buy a flat in the same apartment where my friend has bought ( He has done some research!!).

I was discussing about the flat with my colleague and she said there are better flats for less price and she sent me a list of advertisements (she sent advts from 99acres.com). OK, I decided to sit in-front of computer and call the advertisers and wanted to do some research. I am publishing them here, thinking that it may be useful for you.

Go through this if you have patience and interest and respond if I am wrong and if you have different views.

Summary: Though there are lot of ads in Internet for less price, I don’t think any builder is really selling at that price (in the areas advertised).

=========================================

Total advts that my friend has sent : 23

All these 23 advts came from only 2 builders. from BPM builders is 15, from Sai Shakthi builders is 8

from BPM builders: 15
----------------------
price range: 17-23 Lacs
mostly from Kaggadasapura, CV raman nagar

I tried calling these folks on 5-6 numbers. Either they are not reachable or they didnt pick the phone (at 7pm).

from Sai Shakthi builders : 8
-----------------------------

price range: 17 - 23 Lacs
mostly from Kagadasapura, CV raman nagar

Did not talk to these folks seperately as I already talked reg their project in white field (beyond ITPL in Prashanthi layout). For the whitefield project, price they quoted in the advt (in magicbricks) is 26 Lacs. When I talked to them the price they told is 38 Lacs (incl everything). Occupation in 2 months. Rs2400 per sft (negotiable). They have 2 more projects arnd whitefield, with same price, if I go there they can show the projects and we can go for negotiation.

My conclusion:
--------------

The listings that we see in 99acres or magicbricks are useless. For the same project, same flat there are multiple advts with multiple prices... and the actual price is far far higher than the proce they are quoted in the advt.

=====================================

FROM WWW.MAGICBRICKS.COM:
---------------------------
Initially I searched with various options. I saw lot of duplicates (with different prices), so I was careful while printing. But still there were many many duplicates !!!

My primary search was on Brookefields, Whitefield, marathahalli and surrounding areas. with price range 20-30 Lacs.

No of advts that I printed: 21

- from frontline builders : 5 (not attempted to talk, becos I talked to them 2-3 weeks ago and found not worth taling to them)
- No ph num/Wrong ph num/ not interested = 6
- Could not reach but worth considering = 2
1) in Kaggadasapura = 26.4 + x = 29.9L (1100 sft)
2) in AECS layout = 26L + reg (1150 sft)

I talked in detail with 3 folks ( 8 listings but effectively only 3, remaining were duplicates)

1) sai shakthi properties: ( 4 listings)
-----------------------------------------

- CV raman nagar, 23 L, 1042 sft, advt by Nandita
- CV raman Nagar, 27 L, 1150 sft, advt by Nandita
- CV raman Nagar, 21 L, 1060 sft, advt by Nandita
- White field, 26 L, 1035 sft, advt by Nandita

( This is what I got though I tried to avoid duplicates while printing).

I talked reg white field project:

Rs2400 per sft (nego), located beyond ITPL, 72 flats total, 2 months,
sizes available = (in 2 BHK) 1312 sft, 1317 sft,
price : 38 Lacs (1312 sft)

I asked if they have other projects in white field area. He said there are 2 more, but same cost and he asked me to visit the project site to talk further.

Conclusion: There is no match between what they advt and what they told on ph.

2) AR group ( 2 listings)
--------------------------

- Brooke fields, AECS, 24.5 L, 1112 sft, by Khan
- Brooke fields, AECS, 24.55 L, 1116 sft, by Khan

When I enquired they said, they have only 3 BHKs in AECS layput project.

- They have flats in Byrasandra (CV raman nagar - interior??) 1105 sft, 32.5 L
- They have flays in Kasthuri Nagar (non - BDA layout, near CMR college), 1192 sft, 32 L, (total 24 flats)
- flats in whitefield, 1098sft, Rs2000 per sft, basic cost = 23L, X = 3.5 L, reg = 1.5 L . total = 28.5 (dont ask me how?), 2 months for occupation.

conclustion: Its in BMP site and also small apartment (with out extra amenities). But its costly(30+ Lacs).

3) No builder name: but advrtser name is Laksha. (2 listings)
--------------------------------------------------------------
- Kaggadasapura, 20L, 960 sft,
- Kundanahalli, 25L, 1120sft.

I talked to them reg Kundanahalli project.

- total 8 flats, built in 60x40 site, near bageecha restaurant, 1020 sft, 24.17L + X = 27L.

Conclusion: Apt in 60X40 site ???

Cisco's new telepresence systems

Cisco announced and demonstrated a video conferencing solution (called telepresence) recently in India. This solution brings people together as if they are in same room. See these videos to feel the experience.

PS: There are poeple who say that Cisco now sells furniture also. Yes, they say that you need special type of furniture and Cisco sells it as a bundle along with telepresence. (I didnt read this from any trustable source).

Wireless Power Transmission

MIT wants to say good bye to wires!!

It seems to me that our sons or grandsons would see efficient wire-free transmission of electricity. I read couple of articles
related to this topic recently and got astonished after knowing what MIT has achieved few months ago.

MIT team experimentally demonstrated wireless power transfer, potentially useful for powering cell phones, gaming devices, hand held devices, PDAs, laptops without power cords. MIT researchers were able to light a 60W light bulb that is seven feet away; there was no physical connection! The MIT team have christened their technique, WiTricity.

The MIT design consists of two copper coils. One, attached to the power source, is the sending unit. It fills the space around it with a magnetic field oscillating at a particular frequency. The second copper coil is designed to resonate with that oscillating magnetic field. A copper coil within an oscillating magnetic field generates a current, enough, in MIT's case, to power a light bulb.

Do you think its safe to live in this type of magnetic field?

Are you being yourself?

Remember the world is full of other people. Not being exactly like you, and perhaps being very different…”other people” do not always think and act as you would and as you would like them to.

How many times in your life you think of how others would feel when you do something or say something?

Sure you are around other people wanting to satisfy their needs and this is healthy but just don't hurt yourself trying to satisfy other people's needs. What happens when you think about others rather than about yourself…we tend to make major decisions based on this, though we would be happy on a different decision. While doing that you may not be contented.

Think of yourself. Carry in your mind a positive picture of the person that you are, this isn't being conceited, it is being real.

Can you be alone and be comfortable with yourself or do you always need others around? We all need to spend some time by ourselves, not to the limit that we don't include others in our lives but we all need a little private time and don't feel guilty about taking this time for ourselves.

There seems to be a notion of confusion over being yourself. I will tell what I do…To be happy you need to be satisfied with yourself. Humans are all around…Sometimes friendly…Sometimes sad…Sometimes rude…Sometimes happy…Sometimes hurting…to justify all is impossible. Just express your feelings in a healthy way not in a violent way. I am sure at some point people will come to know why you spoke like that or why you did that…All it takes them is to think what they would have done putting themselves on your shoes…Only you can know when you have reached a point where you are happy.

Be yourself!
